Description
Project Manager
- Collaborate with the Site Foremen and operations/construction team to ensure that all construction projects are delivered according to contract specifications, on budget, according to schedule deadlines and with a high standard of quality
- Manage cost reports, analyze budget variances and recommend strategies to lower project costs; review labor quantities and phases to facilitate accurate project tracking
- Demonstrate significant financials knowledge and accounting skills as the financial controller of the project; setting up the budget and managing/tracking expenses, labor, and miscellaneous costs associated with the project to ensure financial success
- Manage contract documents through the submittal process and evaluate new documents for scope, cost and schedule impacts
- Manage the Request For Information (RFI) process; submit to general contractors and supply answers to the operations teams
- Manage the Scheduling process including progress and schedule updates and coordinate with Superintendent, subcontractors and other affected teams to identify schedule impacts
- Manage the Change Order process and distribute documents containing scope changes to the Estimator and subcontractors along with the change narrative highlighting any scope, cost and schedule impacts; coordinate with Superintendent, subcontractors and scheduler to develop strategies and plans to deal with changes that have a schedule impact
- Revise estimates and pricing from the base contract as new drawing revisions arrive during the project
- Create Schedule of Values (SOV), submittals for products needed and gain approval of the architect
- Inspect all field work; analyzing and resolving problems
- Provide support and positive impact for the field/operations teams by acting as a partner, problem solver, road-block remover for their production needs; handle and solve complex problems to reduce/avoid slowdowns in the field and ensure operating teams have the materials, finances, etc. to complete the projects on time and on budget
- Build and maintain trust-based professional relationships with clients, owners, architects, general contractors, subcontractors, vendors and operations teams
- Serve as the main point of contact and trusted advisor to customers on project installation issues
- Uncover customer’s points of pain and develop solutions to challenges
- Ensure timely and accurate monthly job billings
- Assist in the preparation of change orders and coordinating receivables and collections with office administrative management team
- Work at a fast pace and operate with a high sense of urgency; understand the fast sequence and flow of projects with the foresight to get out in front of issues and be preemptive instead of reactionary
- Demonstrate role model behaviors on ethics and integrity as well as positively promoting Company culture, in particular regarding safety, quality and customer service
- Deliver timely and accurate reports, financials, schedules and budgets
- Produce monthly cost forecasting and cost-to-complete reporting
- Possess strong communication skills and coordination between operating teams, general contractors, office personnel, etc.
- Demonstrate a high level of organization and time management skills with ability to manage multiple projects in different stages of construction simultaneously
- Other duties as assigned
- Hybrid role: meaning work is on site and in office. This is not a work from home position
Requirements
- Must have reliable transportation
- Must have a fluent knowledge of MS Project, Excel, Word, and project management software platforms
- Must be calm under pressure, but have a sense of urgency in recognizing the importance of deadlines
- Must be a team player and willing to work with others
