Los Alamos National Laboratory (LANL) is a multidisciplinary research institution engaged in strategic science on behalf of national security. The TA55 Facility Operations team is seeking a Building Manager 2/3 to provide support for implementing the Annual Maintenance Plan for the TA55-DO/MSS-TA55 Organization. Reporting to the MSS-TA55 Building Manager Team Leader and the TA55 Facility Operations Manager, in this role you will ensure that the functionality of the systems and equipment in assigned facilities/areas are maintained and work to achieve optimum availability of the systems and equipment assigned.You will provide direct or indirect support to the maintenance function of a facility through the implementation and/or administrative control of a variety of maintenance programs, policies, functions, and objectives. This is a regular, onsite role in Los Alamos, NM, that may require 24/7 coverage including shift/weekend work. The salary ranges are as follows:
- Building Manager 2: $87,800 - $143,000
- Building Manager 3: $106,400 - $176,000
Responsibilities for Building Manager 2:
- Process Facility Service Requests for the assigned areas to both the customer/requester and maintenance team, and develop a clear and concise scope of work in the Facility Service Request and Maintenance Subcontractor Request systems
- Verify that maintenance activities are performed in accordance with the Conduct of Operations, Conduct of Engineering, and Conduct of Maintenance program requirements, technical specifications, manufacturer's requirements, and/or generally accepted industry practices
- Provide accurate scope of work and cost codes for the Work Order (WO) description, walk-down and validation of FSRs prior to writing WOs and assign WO hazard analysis, track WO costs, participate in PM workshops and WO closeouts
- Provide communication line for customers to track and get updates, FSR Updates, i.e. statuses, communication
- Provide coordination and scheduling of Quick Fix/Minor Maintenance (QF/MM) work orders for assigned areas
- Understand the operations and basics of troubleshooting, maintenance and repair of facility equipment including mechanical, plumbing, and electrical systems
- Understand the use of Computerized Maintenance Management System (CMMS)
- Serve as a back-up Lockout/Tag-out Coordinator
Additional Responsibilities for Building Manager 3:
- Have working knowledge of facility systems or programmatic systems and equipment including but not limited to; HVAC, process water systems, heat exchangers, pumps, motors, chillers, cooling towers, hot water systems, power distribution including electrical motor control centers, pneumatic systems and controls, direct digital control (DDC) systems, hoists/cranes, elevators, lighting, fire protection systems, Life Safety systems, roll up doors, access systems to include badge readers, locks and cores
- Have in-depth knowledge of specific complex maintenance activities and programs and be able to participate in the engineering design process for modification
- Provide input into PM workshops and investigate, recommend and develop method improvement impacting the areas of safety, work implementation, planning, scheduling, and acceptance testing
Qualifications for Building Manager Level 2:
- Bachelor's degree in an engineering or related technical discipline and 3+ years of related experience, or an equivalent combination of related experience and education
- Ability to conceptualize and fully communicate major elements of facility maintenance to both technical and non-technical personnel
- Working knowledge with facility maintenance and/or construction management including systems engineering design and maintenance, safety basis, configuration management programs, work control, facility control systems, and/or upgrades and renovations
- Understanding of government and industry regulations affecting facility maintenance and knowledge of facility maintenance preventive maintenance policies and procedures
- Knowledge in conducting research, investigating alternative solutions, and recommending solutions on problems affecting work planning
- Ability to fully understand and interpret various physical, mechanical, and electrical documents, blueprints, drawings, and schematics
- Ability to obtain and maintain a DOE Q clearance (U.S. citizenship required)
Qualifications for Building Manager Level 3:
- Bachelor's degree in an engineering or related technical discipline and 6+ years of related experience, or an equivalent combination of related experience and education; additional training, certifications and/or education may be desirable (Facility Management Professional Certification, Certified Maintenance and Reliability Technician, Lean Methods)
- Experience communicating complex work scheduling activities around safety basis documents, engineering practices, and/or operations requirements
- In-depth knowledge of facility maintenance and/or construction management with full understanding of government and industry regulations affecting facility maintenance, and in-depth experience working under facility maintenance preventive maintenance policies and procedures
- Expertise and demonstrated skill in conducting research, investigating alternative solutions, and recommending solutions on problems affecting Work Control and the Work Management Center
- Ability to fully utilize and manipulate a computerized work management system in maintaining and tracking job activities
Desired Qualifications:
- Experience using footprints, CMMS, or similar computerized maintenance system
- Full understanding of the Laboratory’s maintenance and facility policies, practices, and procedures; prior nuclear facility experience ideal
- Experience in Facility Operations, Engineering and/or Maintenance and working experience on various mechanical and electrical systems
- In-depth knowledge and proficiency with the Lockout/Tag-out program
- Ability to obtain and maintain a DOE Q clearance and Human Reliability Program (HRP) enrollment (U.S. citizenship required)
