Our portfolio includes luxury retail spaces, restaurants, tenant improvements (TI), and complex commercial builds.
We are seeking a Senior Construction Project Manager to join our leadership team and oversee multiple projects from pre-construction through closeout. This role is ideal for a proven operator who thrives in a fast-paced environment, manages tight deadlines with confidence, and brings a strong combination of field expertise, scheduling, budgeting, building systems knowledge, and client communication.
Key Responsibilities
- Lead and manage all phases of construction projects, ensuring on-time and on-budget delivery.
- Oversee pre-construction planning, including scope development, estimating coordination, and value engineering.
- Create, manage, and update project schedules; coordinate with superintendents, subcontractors, architects, engineers, and clients.
- Conduct site walks, progress reviews, and quality-control checks to ensure safety, design, and construction standards are met.
- Prepare and present weekly reports, RFIs, submittals, change orders, and all required project documentation.
- Maintain strong client relationships through consistent communication, transparency, and proactive issue resolution.
- Work closely with the COO and CEO to align workflows, staffing, budgets, and timelines.
- Manage project budgets, track costs, forecast cash flow needs, and support invoice and pay application reviews.
- Coordinate permits, inspections, and AHJ requirements (LADBS, Beverly Hills, Fire Dept., Health Dept., etc.).
- Mentor junior PMs, project coordinators, and site staff while upholding Breeding Contracting’s standards and culture.
Requirements
- 6+ years of experience in commercial construction project management; TI and restaurant/retail experience strongly preferred.
- Strong understanding of construction means and methods, sequencing, building systems, and code compliance.
- Proven ability to manage multiple concurrent projects in the $500K–$10M+ range.
- Exceptional organizational, communication, negotiation, and leadership skills.
- Proficiency with construction software such as Procore, Buildertrend, Bluebeam, and related tools.
- Ability to read and interpret architectural, structural, MEP drawings, and specifications.
- Reliable transportation and ability to travel throughout Los Angeles for job-site meetings and inspections.
