Work directly with the Real Estate Manager(s)/Director(s) to research, analyze and work on opportunities such as site selection, existing property matters and excess property disposition.

ACCOUNTABILITIES

BUSINESS CASE DEVELOPMENT & PRESENTATION

  • Negotiates the terms of the real estate transaction in order to obtain the lowest possible overall occupancy cost for the company's stores and the highest possible rent from sub-tenants. Maximizes leverage points on existing stores to drive more favorable lease terms.
  • Partners with the site development team in developing the site plan (or space allocation plan for rightsizes) for each proposed store and is responsible, along with the site development manager, for overseeing the project through the planning, zoning, and permitting process.
  • Partners with the legal department in the preparation and execution of the documents necessary to consummate the transaction ensuring that the final deal is consistent with what has been negotiated and is in accordance with the company's standards.
  • Collaborates with Finance to develop executive committee approval presentations, ensures integrity and clarity of information used for business planning and decision making, influences timely and accurate information sharing with and among business partners and advises business partners with well-researched recommendations and solutions


EXTERNAL RESOURCE MANAGEMENT
  • Direct and manage external partners to ensure they are effectively assisting in transaction execution by supplying best-in-class research, negotiation, and pipeline management for Kohl's various real estate initiatives


MARKET STRATEGY DEVELOPMENT SUPPORT
  • Assist the Real Estate Director/VP in the development and ongoing verification of strategic market optimization plans


NEW MARKET MANAGEMENT
  • Execute, manage, and deliver multiple new store and relocation projects annually and quarterback the store development process through cross-functional partnerships with design, engineering, construction, & operations teams
  • Drive sound real estate decision making with a deep understanding of market characteristics, competition, demographics, shopping patterns, and real estate market values in markets throughout country


EXISTING PROPERTY MANAGEMENT
  • Manage external resources through the process of negotiating existing property leases, re-negotiating option rents, and evaluating third party offers to buy/lease surplus property
  • Negotiate store rightsize opportunities with Landlords and Third-party tenants
  • Partner with Facilities department on existing property maintenance issues
  • Track Remodels and Option Renewals in partnership with Property Administration team


QUALIFICATIONS

REQUIRED

  • Bachelor's Degree, preferably in Real Estate, Finance or Business Administration
  • 5+ years of related experience
  • Microsoft Office (especially Excel)
  • Ability to work as part of a team and interact effectively with others
  • Strong executive presentation skills
  • Excellent written and verbal communication skills
  • Working knowledge of financial analysis
  • Strong organization skills in order to manage multiple projects simultaneously


PREFERRED

  • Ability to deal with ambiguity
  • Prior negotiating experience


SPECIAL REQUIREMENTS

  • Travel up to 25% of time
  • Ability to work remote as needed
