| SUMMARY Under the general direction of the Assistant Building Superintendent, plans, supervise and oversee daily work activities of the Engineering Division with emphasis on repair and maintenance of Mechanical Equipment, Painting, and Carpentry. Also provides assistance with the supervision of other trades. Work activities include; supervision duties, training, employee counseling, conducting performance reviews, maintaining records, scheduling, work assignments, inventory control, budget input and safety awareness. |
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.
Plans and supervises daily work assignments of engineering employees in order to ensure efficient performance of building operating systems and client requests.
Creates daily and weekly assignments for trades ensuring all necessary supplies are ordered or on-hand to complete the assignments. Outlines clear expectations and inspects end results to ensure quality end results and that all expectations are met.
Ensures the quality of services by; planning, scheduling, supervising and training engineering personnel and ensuring that work is performed in a safe manor. Keep the Assistant Building Superintendent up to date on all issues and project requests.
Responsible for supervising the maintenance programs including but not limited to: mechanic/welder, carpentry, and painting operations. Monitors elevator/escalator contractor service and repairs. Trains employees on performance standards and operation of equipment.
Monitors performance of engineering staff under his/her supervision and conducts employee counseling when necessary. Provides input on performance evaluations for employees under his/her supervision.
Recommends short and long term preventive and predictive maintenance and repair programs.
Recommends solutions to normal and unexpected technical field problems as they occur.
Recommends cost effective operation strategies for mechanic/welder, painting and carpentry shops including associated equipment /systems.
Provides engineering billing estimates to Assistant Building Superintendent as appropriate
Supervises resources to ensure compliance with all City, State and Federal regulations, ensure all regulatory rules & regulations are met. Ensures that all machine guarding is in place and used per regulations.
Prepares schedules for employees under his/her supervision, reviews staff daily logs to insure accuracy prior submission to the Assistant Building Superintendent
Oversees inventory levels and recommends adjustments to operating stock. Ensures that inventory is placed in appropriate storage areas
Ensures that shops are kept clean, inventory is coordinated and maintained.
Ensures that all PM’s from the CMMS system are completed in a timely manner. Ensures that hours worked and parts procured for PM’s are entered into the CMMS system upon closure of the work order as directed.
Ensures repair work orders are completed and closed in a timely manner. Ensure that hours worked and parts procured for repairs are entered into the CMMS system upon closure of the work order as directed.
Inspects, oversees and monitors all work completed by applicable staff to ensure a high level of quality for all work accomplished.
Supervises staff to ensure facility finishes are operational including; lobbies, foyers, loading dock, meeting rooms, exhibition halls and exterior finishes of the facility.
Provides input during the budget preparation, submitted to the Assistant Building Superintendent. Monitoring & tracking of expense to ensure efficiency.
Impartially and fairly applies all Corporation policies and procedures.
Proactively seeks ways of improving operational efficiency
Assists in interviewing and selecting engineering employees.
Maintains service records and prepares routine reports as requested. Responsible for maintaining engineering documents including but not limited to: work orders, purchase requisitions, building damage reports and all invoiced charges for the engineering divisions.
May be required to meet with clients to coordinate the engineering requests.
Supervise outside work performed by other agencies or contractors and ensure that the Assistant Building Superintendent has been briefed on the activity.
Inspects the facility on a daily basis and takes immediate corrective action of identified problem areas by entering work orders, facilitating the work and coordinating the closing of work orders as appropriate.
Responds to emergencies by being on call twenty-four (24) hours a day, seven (7) days a week, the normal work week will require weekend work.
Conducts staff meetings.
Supports internal special projects as assigned by the Assistant Building Superintendent
Assures proper care of uniforms, equipment and supplies by employees under his/her supervision.
Conducts or coordinates training with Human Resources for all necessary training in accordance with all federal, state and corporate regulations.
SUPERVISORY RESPONSIBILITIES Directly supervises 5 to 25 employees in engineering divisions. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
