The Facilities Manager is responsible for assisting the Senior Regional Property Manager with the management of the common area maintenance activities for assigned DDR centers.
ESSENTIAL JOB FUNCTIONS
1. Oversees the day to day operations of properties including all phases of maintenance of the common areas to include buildings, grounds and the direct supervision of outside contractors to ensure properties are properly maintained in accordance with company standards and maintenance agreements 2. Identifies property maintenance requirements of the common area, solicits and reviews bids from contractors and negotiates maintenance contracts 3. Responds to tenant complaints and issues, serving as the liaison to tenants and the corporate office regarding the administration of common area maintenance and the enforcement of landlord rules and regulations 4. Manages outside contractors by performing on-site visits to ensure work is performed in accordance with company standards and contract requirements 5. Oversees the resolution of issues with outside contractors and establishes priorities to ensure maintenance needs are met 6. Maintains tenant relations and researches and resolves tenant issues including lease interpretation and evaluation for repair and maintenance concerns 7. Provides field support to tenant coordination and construction functions by serving as the local representation to tenants and contractors to expedite problem resolution and communications 8. Handles and distributes all incoming calls and mail to the appropriate recipients in the region 9. Performs file management for the office and maintains the information database which houses all marked-up site plans, property lists, tenant contacts and vendor contacts 10. Coordinates and schedules meetings and travel, assists with meeting preparations and maintains the monthly calendar of events for the region

Education, Training and/or Experience
Associate’s degree in business or related field plus a minimum of one plus years of construction or building maintenance experience, or equivalent combination of education and experience.

Certifications, Licenses, Registrations
Designation as a Certified Property Manager (CPM), Certified Shopping Center Manager (CSM) or Real Property Administrator (RPA).
Nature of work requires an ability to effectively communicate and exchange information, collect, compile and prepare work documents operating standard business office equipment. Ability to lift up to 50 pounds. Ability to work at construction sites, ability to climb and maneuver on building roofs and uneven terrain.
Work performed in a general office environment. May require extended hours during peak periods. Availability for travel up to 50%-70% of the time to property and construction sites for on-site project monitoring and meeting attendance. Exposure to adverse weather conditions, loud noise and dust conditions at construction sites.
